SMS Terms & Messaging Policy
Last updated: April 22, 2026Intake Hero uses text messages (SMS) to coordinate maintenance requests between residents, vendors, and landlords. These terms explain what those messages are, how to stop them, and how to get help.
Program description
Program name: Intake Hero — Maintenance Intake.
What we send:
- After a resident calls the maintenance line, a one-time SMS with a link to a private intake page.
- Follow-up SMS messages needed to describe, schedule, and resolve the issue.
- Dispatch, scheduling, and status SMS messages to vendors.
- Service notifications to landlords related to their tickets.
We do not send marketing or promotional SMS messages through this program.
Consent
Messages to a resident are sent in response to that resident’s call to the maintenance line for the property they rent, and are limited to handling that maintenance request. The landlord has represented to us that the resident has agreed to be contacted at their cellphone number about maintenance for the property. Vendors receive messages at the phone number they provided to the landlord as their dispatch contact.
Message frequency
Message frequency varies with activity. A typical maintenance request generates between 2 and 15 messages, concentrated in the 48 hours after the call. Outside of an open request, we do not send messages.
Message and data rates
Message and data rates may apply, according to your mobile carrier plan. Intake Hero does not charge you directly for SMS.
How to opt out (STOP)
You can opt out of SMS messages at any time by replying STOP to
any message from us. After you reply STOP, we will send one
confirmation message and then stop all non-transactional SMS to that number.
If you opt out, we may not be able to provide the Service to you; you can
still call the maintenance line directly.

Supported carriers
We support all major U.S. carriers. Carriers are not liable for delayed or undelivered messages.
Privacy
The Privacy Policy describes what information we collect from SMS, how we use it, and who we share it with. In short: only the information necessary to handle the maintenance request, shared only with providers that help us deliver the Service, and never sold.
Changes
We may update these SMS Terms when our practices change. Material changes will be highlighted on this page.
